OUTCOME: Community Meeting at Greayer’s Oak Park

These are the points from the community meeting that were discussed.

  1. WHAT THE CITY IS IN THE PROCESS OF APPROVING TO BE BUILT KITTY CORNER TO THIS PARK…

HOW THIS WILL CHANGE THE SHAPE OF OUR COMMUNITY, 

HOW IT IS TO LIVE HERE AND ESPECIALLY THE HOW MUCH YOU PAY FOR RENT.

  1. WHO WE ARE:  INTRODDUCTION:  ARROYO SECO ALLIANCE, A COMMUNITY GROUP BASED IN SYCAMORE GROVE FORMED TWO YEARS AGO TO OPPOSE AN OUT-OF-SCALE AND INAPPROPRIATE CONDO PROJECT PROPOSED FOR FIGUEROA AVENUE AND PASADENA AVENUE OVER THERE. 
  2. DESCRIPTION OF THE NELA PLAZA:

THE PROJECT AS CURRENTLY DESIGNED WOULD BUILD 100 CONDOS AND 13 FLEX UNITS WITH 109 PARKING SPACES ON A SITE MADE UP OF (6) RESIDENTIAL LOTS. GIVEN ITS RELATIVELY SMALL SITE, THIS LARGE CONDO BUILDING HAS TO GO UP 7-STORIES AND IT PROPOSES TO BE BUILT THIS TALL JUST 5FT FROM THE PROPERTY LINE OF NEIGHBORING HOMES THAT ARE ONLY 1 AND 2 STORIES TALL.

TO JUSTIFY THIS OUT-OF-SCALE CONDO, THE DEVELOPER PROPOSED TO TAKE A VACANT CITY-OWNED LOT, AND THE CITY WAS READY TO GIVE IT AWAY FOR FREE, SO THEY COULD INCREASE THE TOTAL CONDO UNITS FROM 90 TO 100. THE DEVELOPER ALSO JUSTIFIED THIS MASSIVE DEVELOPMENT UNDER THE TRANSIT ORIENTED COMMUNITIES (TOC) PROGRAM WHICH ALLOWS THE FOR DENSE HOUSING NEAR TRANSIT WITH LITTLE OR NO CONSIDERATION FOR URBAN CONTEXT AND ONLY REQUIRING 10% AFFORDABLE UNITS. 

WE AS A COMMUNITY HAVE ISSUES WITH THIS PROJECT.

  1. HOW THIS AFFECT YOU:
    1. TRAFFIC, PARKING AND SAFETY;
    2. MASSING AND TAKING OF DAYLIGHT;
    3. HIGH-END CONDOS CAUSE MORE TOC PROJECTS AND WEALTHY NEWCOMERS CAUSE HIGHER RENTS;
